A RICS Homebuyer Level 2 Survey is a briefer version of the RICS Building Survey but more comprehensive and detailed than a mortgage valuation or Condition Report.
At Novello, while we focus on offering detailed Building Surveys for all types and ages of property. For any type of survey, we undertake a thorough and detailed inspection and therefore you will find our fees are not too different for the HomeLevel Report. However, if you are buying a modern house or flat built after 1990 that appears to be in good condition, this less detailed Level 2 survey could be an option for you.
The Level 2 Novello HomeLevel report is equivalent to the RICS HomeBuyer Survey. It is carried out by our certified RICS Chartered surveyors and includes an examination of at least 20 crucial interior and exterior elements of a property, giving you the essential information you need to make an informed decision on a property purchase. It is a non-intrusive survey so our surveyors will not lift up carpets or move furniture – for a more comprehensive inspection, a Building Survey is recommended.

WHAT IS A LEVEL 2 PROPERTY SURVEY?
A Level 2 RICS HomeBuyer Report can be appropriate for modern homes of conventional construction that are in a reasonable state of repair and that haven’t undergone major renovations. Like Novello’s HomeLevel Report, it offers a visual inspection of a property so that you can be clear on its overall condition. The HomeLevel Report goes further than this, however, offering more for your money while still meeting the most stringent requirements set out by RICS.
The Novello HomeLevel Report will inspect key areas of a property, such as the roof, chimney stacks, external walls, windows and doors, gardens and boundaries, internal walls, partitions and joinery, fireplaces, chimney breasts and floor coverings, highlighting major faults and defects and their possible implications, along with recommendations for further action.
A RICS qualified surveyor will also visually assess services, including heating, electricity, water and drainage, and advise if any further inspections are necessary. Insulation and the energy efficiency of the property as a whole will also be assessed.

The survey report features an intuitive traffic light ranking system for each defect uncovered, making it one of the clearest and easy to understand reports available, while delivering genuinely useful and actionable information on the condition of the property.

Serious/Urgent Repairs
Serious defects noted that require urgent repair, replacement, overhaul or further investigations or tests by an appropriate contractor, specialist or engineer.
Repairs/Improvements
Less serious defects that are not considered to be as urgent, but nevertheless will require attention, repair, overhaul or replacement in due course.
Ok/General maintenance
Elements where no major repairs are considered to be required currently.
